When To List Your Home Or Condo

Real estate is probably one of the largest investments you will make in your lifetime. While we all buy property (be it a house in the suburbs or a condo in downtown Omaha) as a place to reside, it always has a secondary purpose as an asset in your portfolio. As such, it is very important that you sell your piece of Omaha Nebraska real estate at the right time. Year to year, and even month to month, can see a big change in the market place which will directly affect the amount of money you get in return for your sale. This, in turn, will affect what Brampton house for sale you can afford when you move, and so on.

Knowing the right time to list your Omaha property is therefore incredibly important when it comes to your long term financial prospects. Let's take a look at some of the most significant factors to consider when it comes to listing your home or condo.

Do you HAVE to?

A lot of people don't realize that they don't necessarily have to sell their home or condo right away. This is particularly important in today's real estate market which, let's face it, is a depressed one.

If you just purchased your property, whether we are talking Toronto townhouses or Omaha condos, in the last five years, you might want to avoid selling just yet. Odds are that you are going to be forced to sell for less than what you bought at, which is never a good option.

Instead, see if you are able to rent or better yet lease that property out for a time. Charge enough to cover your mortgage and you might still be able to grab that Danforth home for sale on the downswing while allowing your old home time to appreciate in value.

Time to Move Out

Whether you do decide to sell or rent, the date you have to be gone by will be critical in determining your listing time. On average, property in Omaha is staying on the market for six to ten weeks. That means you have to list your home that far in advance of when you want to move out in order to take some of the worry out of the sale. You can always set a move in date with a buyer to keep everything moving smoothly.

Time of the Year

There are certain times of year when your house is likely to sell quicker, and for the price that you want. Contrary to common knowledge, those times of year aren't the same for both criteria!

Houses are likely to sell in volume, and that means fast, from late April until the end of July. It's between school terms, so lots of families find the timing very convenient.

In August things slow down a bit but for the early fall, there is another surge. This is when the people who haven't yet picked their relocation spot get back in the market. There are fewer homes for sale now, and that means you can sell your property and get a higher price. This principle tends to hold true across the board, from real estate at 550 Wellington to the streets of suburban Omaha.

After you list, remember that these same rules apply to you as a buyer, only in reverse. If you are looking to make and keep a profit selling in Omaha and then buying a house for sale in Scarborough, you should think about purchasing in the off season.
